Thanks for the input 3-3.5% in my mind is kind of fair, I guess it depends on the value of the property as well. I'm also in southern suburbs and the market definitely seems to be on the up again.

Yeah pretty much know the dealers, by the same token I guess you don't want to start a new group of "non dealers" who have admins that do the very same thing, perhaps have like you suggest a Whatsapp group and when LP's are listed its available too all at equal measure.

I searched high and low and never found anything here, try the velvet strips but make sure you use a decent glue.

I built one probably around 5-6 years ago, I think I posted it on the forum somewhere. At the time I bought velvet strips from a material shop which worked but not very well, the strands were a little too short for my liking and also the glue didn't hold very well, perhaps I used the wrong type...
