Fractional ownership experiences?

Does anyone have any experiences to share with fractional ownership?

I'm considering something like this, but am unsure as to the positives and negatives... e.g. how is the time you use the place decided amongst the members, especially if you don't know each other.

Also - how is it sustainable - you pay R100,000 - R300,000 once off - with no maintenance, levies, etc...
