HDMI -> HDMI / optical split

Hi folks

I have a Yamaha RX-V795a home theature receiver which is around 16 years old which I really would like to replace, but the cost of a new receiver is around R14,000 +- which is something I cannot afford at all.  My current devices (DSTV Explora, Apple TV 3, Mede8er, PS3 all have optical outputs which is great as I can pipe the audio to the receiver and the video via HDMI to the TV (TV has 4 HDMI ports).  All works fine - for now.

I am planning to get an Andriod TV box in the next 6-8 months once I get fibre, but most of these only have an HDMI output only and in order for me to get audio, I'd need to split the audio from HDMI to optical and video via HDMI to the TV.

The problem is that I cannot find such a device in South Africa.  The joys of being in a developing country.  UGH!!

Any ideas on how I can solve my problem?  And no, buying a new receiver is not an option - too expensive and the finance committee definately won't vito that decision.  hehehe
