We've had so many hassles with this house we bought in 2009 - and being a first purchase - its not pleasant.
Electrical not done properly, constant leaks, flat roof = constant leaking problems, added to that is that the flashing on the roof is shot, and not done properly anyway, one bathroom has had a problem with a burst pipe since Feb 2012, its only getting fixed now by the insurance. Just as thats done, another bathroom sprung a leak.
Cracks everywhere.
I decided to get a guy in to do all the small items I never get round to, one of them was to re-plaster and strengthen a crack in the spare bedroom wall. Only to discover the entire room wasn't built properly, and isn't joined to the main house (bricks arn't interleaves) - hence the reason for the cracking. You can see straight through the wall to the other-side, I didn't notice the crack on the other-side because its a corner.
I think I've spent close on R300,000 on "renovations" that I wasn't planning on - and haven't even attempted the stuff I want to do (like the kitchen I've been putting off since 2010 because I kept spending the money on other crap)
I also don't think the previous owners knew - they bought the house in 2005, rented it out to tenants, and sold it in 2009 when leaving the country.
