So - got round to watching Pacific rim on my system - it seems they use bass to illustrate the size of the robots/mech's - I had to turn my system down to -20dB, where as I normally watch action at -10dB - and I was still convinced the neighbours would phone the police. 
On the other plus side, I stumbled on a repossessed house in the area, literally stripped bare of everything, so its a shell - BUT - it has a underground cinema room, cabling already in for projector and rear speakers, it seems those who took liberties while it was empty for four years didn't know what to do with all the cabling.
Only issue is it'll cost me R300k more on the bond, and then I've got a lot of work ahead of me, but I recon I could more than double the price once fixed up - and at least all the problems are visible - not like my current abode.
