HD - Distribution, Why not use HD Modulator? Questions on this

Hallo Guys,

I am building a new house and would like to distribute HD signal to all the TV points in the house. I have looked at many options but most people recommend an HD Matrix of sort.
The problem with this is it is a double story and most conduit to tv points are only 20mm inner diameter.
Thus the use of HDMI cable would not work

I have looked at the use of a HD Modulator, bought from Space TV, for about R4400 excl vat.
So Installing HD Modulator for both Explora and one HD Modulator for the distribution of the DVD player.

Have anybody used them ?
Questions for this use:
1. Are the distributed signal via the Coaxial also distributing in Dolby Surround sound ?
2. Any negatives with this system?
3. Am I correct to say we need to buy TV's with a DVB-T Tuner- Or alternatively buy the HD De modulator for R400 ex vat per tv point.
4. Can we wire this up to also distributing the standard signal (RF) on the same coaxial network.
